Island housing runs old in parts, with plenty built before 1980, and a single-flush cistern from that era pours more water per flush than a modern dual-flush suite. Character streets such as Welsby Parade and First Avenue hold many of the older detached houses. If the old loo still has life in it, the repair-or-replace call lives on our toilet repairs page, and a whole new suite starts here.

Close-Coupled, Back-to-Wall and Wall-Hung Suites

Close-coupled, back-to-wall and wall-hung name three ways a cistern and pan are built. In a close-coupled suite the cistern sits directly on the back of the pan, the style in most island homes. A back-to-wall pan sits flat against the wall, so the pipework behind it stays out of sight.

A wall-hung pan fixes to a support frame in the wall and usually pairs with a cistern concealed behind a flush plate. The set-out and access questions further down decide what any suite costs.

A cistern can also be swapped on its own, but only where the replacement suits the pan already there. The new cistern has to match the old mounting points and connections. Where it does not, the whole suite comes out.

Dual Flush, WELS Stars and Rental Limits

A dual flush toilet offers two volumes: a smaller half flush and a larger full flush. Before a licensed plumber can legally install one, the product needs WaterMark certification plus registration with the Water Efficiency Labelling and Standards scheme, WELS for short. The product must also display the WaterMark trademark and its WELS rating information.

The star ratings carry rules of their own:

  • New houses, townhouses and sole-occupancy units need a dual flush toilet rated at least 4 stars.
  • Business Queensland says these rules skip renovations.
  • A rental has its own test when the owner wants to charge the tenant for all water.

That rental test caps the full flush at 6.5 litres and the half flush at 3.5 litres. It also caps the average flush at 4 litres, measured across one full flush and four half flushes, which is the detail most people miss. Where a rental fails it, the tenancy rules leave the owner or manager paying for a reasonable amount of water, with the tenant charged only the excess on an individually metered property.

S-Trap and P-Trap Pans Compared

Set-out is the measured position of the pan's waste outlet in the floor or wall. A new pan connects straight to the existing waste when its outlet lines up with that position. An S-trap pan sends its waste out through the floor, while a P-trap pan sends it out through the wall behind.

The trap type matters more than most buyers expect:

  1. S-trap

the outlet drops through the floor, the common pick on a slab.

  2. P-trap

the outlet runs into the wall, usual where the waste pipe sits above the floor line.

Where a new pan's outlet misses the existing waste, the plumber alters the waste pipe or picks a pan with a matching outlet. Both routes are normal trade work, but they change the job, so we measure before quoting.

Like for Like or a New Toilet Position

The price turns on the suite type, the set-out match, and how easily the supply and waste can be reached. Whether the loo stays where it is matters too, and a first-time or relocated installation carries a Form 4 lodgement fee. That fee sits with the licensed contractor, who may pass it, plus admin costs, on to the owner.

A straight swap in the same position is the simple job. Shifting the loo across the room turns the waste side into new pipework, and altering sanitary plumbing in an existing building is notifiable work too. Bigger changes fall on our bathroom renovation plumbing page.

The island's sandy ground holds shallow groundwater, so a floor outlet that needs chasing under the yard can meet water early. That is one reason the measure comes before the quote.

Older island households sometimes ask for a comfort-height pan, which sits taller than the standard seat and suits anyone who finds a low loo hard on the knees. We can talk that through when you call.

Toilet Installation and the Form 4

Queensland puts toilet installation in the licensed category. A first-time or relocated loo in an existing building counts as notifiable work: no council permit is needed, and the plumber lodges a Form 4 with the QBCC no later than 10 business days after finishing.

A like-for-like replacement counts as minor work, which a QBCC licensee still performs, with no permit and no Form 4. Altering the waste pipe is notifiable work in its own right.

The QBCC regularly audits that plumbers lodge Form 4s for notifiable work and may investigate when they do not, and failing to submit one is an offence. If you are unsure whether your job counts, the QBCC's notifiable work questionnaire settles it.

How We Install Your New Toilet

  1. 1

    Call or message us

Ring (07) 3520 4094 or use the form and describe what's going on in Bribie Island. A few details up front mean the right gear comes on the first trip.

  2. 2

    We measure before anything moves

We check the set-out, the supply and the waste, and confirm which suite types suit your floor or wall outlet before anything is ordered or removed. An older home can hide a few surprises under the floor, so the measure comes first.

  3. 3

We give you a fixed quote before any work starts. It's flat-rate pricing with no hidden fees, and we only start once you approve it.

  4. 4

    Settle up your way

Card and EFTPOS payment on site when the job's finished, or Fix now, pay later if that suits you better.

Toilet Installation Questions From Bribie Island

Call (07) 3520 4094

How much does it cost to install a toilet in Bribie Island?

The suite type and the set-out match set most of it: whether the new pan's outlet lines up with the waste already there, or the waste needs altering. A first-time or relocated loo adds a Form 4 lodgement fee. The fixed quote settles the price up front.

Can I install a toilet myself in Bribie Island?

No. Queensland reserves this work for licensed plumbers, and the QBCC's unregulated list allows a home owner only three cistern parts: the washer in the drop valve, the washer in the float valve and the suction cup rubber. Even those jobs must still meet the standards.

Does a new toilet need a Form 4?

Yes, for a first-time or moved loo in an existing building. That job is notifiable work, which needs no council permit, and the plumber lodges the Form 4 with the QBCC within 10 business days. A like-for-like swap is minor work with no Form 4.

What WELS rating should a new toilet have?

New houses, townhouses and sole-occupancy units need a dual flush toilet rated at least 4 stars. Business Queensland states the requirement does not apply to renovations. Every toilet also needs WaterMark certification and WELS registration to be legally installed.

Can just the cistern be replaced on a toilet?

Yes, when the new cistern suits the pan's fixing layout and connections. Otherwise the whole suite is swapped for a matching set.

For the wider fixture work, the full tap and toilet plumbing list sits on its own page, and new taps throughout the house start with a tap replacement.
